Callista by Zoya Developments, Dubai South
Built for Residents, in a Zone Still Forming
Callista is a residential development by Zoya Developments, in Dubai South, the zone that also carries the name Dubai World Central. Construction broke ground in October 2026, with handover targeted for late 2028. The amenity mix points clearly at families and long-term residents as the intended buyer, not investors cycling units through short-stay platforms.
What Dubai South Actually Means
Dubai South is a planned zone built around Al Maktoum International Airport, in Dubai's southwestern corridor. It stretches from the Jebel Ali logistics area toward the Abu Dhabi border, with Expo City Dubai at its center. Expo City hosted the 2020 World Expo and has since developed into a mixed-use district with offices, residences, and event venues. The Dubai Metro's Route 2020 extension reaches Expo City, giving the zone direct rail access that most outer Dubai districts do not have.
This is not a neighborhood that grew organically. Dubai South was planned as an aviation-anchored city, and much of that vision is still materializing. For a buyer today, the district has genuine anchor infrastructure in place: a functioning international airport, an established mixed-use hub at Expo City, and a major logistics network to the north. The retail and dining environment is thin. Residential density is lower than it will be at full build-out. Buyers entering now are joining a zone whose long-term case rests on Al Maktoum Airport and Expo City, but whose daily-life experience is still assembling.
For commuters, the distances matter. Downtown Dubai is roughly 35 to 40 minutes by car in normal conditions. Dubai Marina sits at a similar distance. Business Bay is comparable. The zone connects to Sheikh Mohammed Bin Zayed Road and Emirates Road. Those working near the airport, in Expo City, or in the northern logistics corridor will find the location genuinely practical. Everyone else is making a trade: proximity to Dubai's established centers versus space and a position in a zone with serious infrastructure behind it.
What Six Amenities Tell You
| Category | Facilities |
|---|---|
| Recreation | Indoor Swimming Pool, Gymnasium |
| Outdoors | Landscaped Gardens |
| Dining | Restaurants |
| Family | Children's Play Area |
| Security | CCTV Security |
Six amenities is a focused set. The indoor pool is the most practically relevant feature here: outdoor swimming in Dubai is seasonal, limited to the cooler months, and a covered pool maintains that option year-round. The on-site restaurant carries more weight in this location than it would in an established district. Dubai South's external dining and retail network is still thin, and in-building dining reduces the day-to-day reliance on driving out.
The children's play area, landscaped gardens, and pool together define the resident profile clearly. This is a family-oriented development. The amenity set is practical and internally consistent: built for people who intend to live here, not for operators running high-turnover rentals.
Two Years to Handover
Construction began on 18 October 2026. Expected completion is 31 October 2028. The build window is two years from groundbreaking to handover.
Buyers entering now are at the very start of the construction cycle. Off-plan at this stage means a two-year gap before occupation or rental income becomes possible. For buyers planning to occupy, the window opens in late 2028. For those targeting rental income, the first tenancy begins after handover. October 2028 is the point from which this asset becomes functional in either use case.
