Rena on Dubai Islands
Avenew Properties is developing Rena on Dubai Islands, a coastal district north of Deira that extends into the Arabian Gulf. The project is part of the Dubai Islands development, a planned waterfront expansion on the northern end of the city. Rena offers apartments, penthouses, and townhouses across a single site. Construction began in May 2025. Delivery is targeted for December 2027.
Location: What Dubai Islands Means for Daily Life
Dubai Islands connects to the Deira mainland by road. Deira's commercial district, including the Gold Souk and Spice Souk, is on the adjacent mainland. Dubai International Airport is approximately 15 to 20 minutes by car. Downtown Dubai and Business Bay are around 35 to 45 minutes south under normal traffic.
The central draw of the location is direct waterfront access. Dubai Islands places residents on the water rather than near it. The island position gives the district a different character from Dubai's inland residential areas, where reaching the waterfront means leaving the neighbourhood. Beach access here is part of the address. The district is in an active development phase, which shapes the immediate surroundings.
Three Property Formats
Rena spans apartments, penthouses, and townhouses.
Apartments are the standard managed unit, suited to investors and owner-occupiers wanting a waterfront property without a large floor footprint. Penthouses offer top-floor elevation, additional floor space, and sea views, appealing to buyers for whom position within the building matters. Townhouses provide a ground-plus vertical layout with more private outdoor space. This format typically draws families or buyers who want the feel of a house within a managed community.
Getting In for 10%
Every listed unit is priced at AED 2,500,000. The payment breakdown:
| Stage | Percentage | Amount (AED) |
|---|---|---|
| Down payment | 10% | 250,000 |
| During construction | 50% | 1,250,000 |
| At handover | 40% | 1,000,000 |
The 10% down payment means the initial outlay is AED 250,000. The construction tranche is the largest single payment at 50%, running across the remaining build period through to December 2027. 60% of the purchase price falls due before handover, with the remaining 40% collected at delivery.
What the Amenity Set Shows
| Category | Amenities |
|---|---|
| Water & Leisure | Beach Club, Infinity Pool |
| Fitness & Wellness | Gymnasium, Landscaped Gardens |
| Outdoor & Social | Barbecue Area, Balcony |
| Family | Children's Play Area |
| Practical | Covered Parking, Dining in Building |
A dedicated Beach Club is the headline item. It places direct beach access within the community rather than leaving it as an external activity, reinforcing the waterfront character of the Dubai Islands address. The Infinity Pool adds a second water amenity alongside it.
The overall set is weighted toward active outdoor use. Gymnasium, beach access, barbecue facilities, and on-site dining form a self-contained daily offer for residents spending significant time at the property. The Children's Play Area, combined with townhouses in the mix, places families clearly within the target resident profile. Landscaped Gardens round out the outdoor offer with curated green space within the island setting.
December 2027: What Remains
Construction started in May 2025 and is scheduled for completion in December 2027, roughly 14 months from now. The construction calendar runs 31 months in total. Buyers entering at this point are mid-construction: the project has been underway for approximately 17 months, with approximately 14 months still to run.
The 50% construction tranche spans that remaining window. The 40% balance is due at handover.
