Damac Hills - Lilac: A New Cluster in an Established Community
Damac Properties is launching Lilac as a new residential cluster within Damac Hills, one of the larger master-planned communities in southern Dubai. Booking opens 31 July 2026, with construction scheduled to begin the following day. Expected handover is 31 January 2030.
This is an off-plan purchase inside a functioning neighbourhood. Damac Hills is already built and operating. Roads work, facilities run, and a resident population is in place. Lilac adds new housing stock to that existing fabric. That is a different proposition from an off-plan project in an area still developing its character, where the surrounding environment at handover may look nothing like the renders.
Location: Southern Dubai's Dubailand Corridor
Damac Hills sits in the Dubailand area, accessed via Al Qudra Road in southern Dubai. Downtown Dubai is roughly 25 to 30 minutes by car. Dubai Marina sits at a similar distance. Business Bay and DIFC fall in the 25 to 35-minute range under typical traffic conditions. The area has no metro connection. Residents rely on private vehicles for most journeys.
The commute is a real consideration for anyone working centrally. What the location returns in exchange is community scale and open space. Damac Hills is a large residential area built around a golf course, with parks, sports facilities, and retail operating within the community perimeter. Most residents manage daily errands without leaving the area. That is a materially different daily experience from a high-rise apartment in a commercial district, where public green space is limited and ambient noise levels are higher.
The low-rise character and golf course setting attract buyers and tenants who value outdoor space and a quieter environment over proximity to the city's financial core. Lilac enters a community that has established that identity and continues to grow within it.
What the Amenity List Tells You
Lilac lists four amenities: Landscaped Gardens, a Shared Pool, a Gymnasium, and CCTV Security.
| Category | Facility |
|---|---|
| Outdoor | Landscaped Gardens |
| Recreation | Shared Pool, Gymnasium |
| Security | CCTV |
This is a concise specification. It covers the functional baseline: exercise facilities, a pool, outdoor green space, and monitored security. There is no spa, no padel court, no business lounge.
That is appropriate for a project positioned inside a master community. Residents of Damac Hills already access the golf course, community parks, walking and cycling paths, and sports facilities across the wider development. Lilac's own amenities supplement that base rather than replace it. The spec is not lean in isolation; it is lean relative to the broader Damac Hills infrastructure that residents use daily.
The project is aimed at buyers and tenants who will use the gym and pool regularly and rely on the community for recreation and outdoor activity. A compact private amenity list makes sense inside Damac Hills in a way it would not for a standalone project without that surrounding infrastructure.
Off-Plan Timeline: Four Years to Handover
The booking window opens 31 July 2026. Construction begins 1 August 2026. Lilac is scheduled to complete by 31 January 2030.
The build runs roughly three and a half years from construction start. Buyers entering at booking are committing close to four years before keys change hands.
Off-plan at this stage means funds committed before ground breaks. The asset cannot be occupied or rented until early 2030. Owner-occupiers have a clear planning window: move-in is targeted for the first months of 2030. Buy-to-let buyers carry the capital for a long stretch before the unit generates rental income.
On completion, Lilac slots into a neighbourhood that already has its infrastructure in place. The road network, community management, and surrounding development are operating today. A Damac Hills address in 2030 means entering an established community, not waiting for one to form around you.
