The Sloane by Ellington: Studios to Two-Beds in Jumeirah Village Circle
Ellington built The Sloane in District 12 of Jumeirah Village Circle. The project delivers apartments in three configurations, from studio to two-bedroom, and the AED 428,828 to AED 1,080,828 price range tracks that unit mix closely. The gap between entry and top is wide enough that it deserves an explanation before anything else.
What AED 428K to AED 1.08M Actually Means
The bottom of the range is studios. Sizes run from 420 to 454 sq ft across three layout types, each starting at AED 428,828. One-bedroom apartments come in at AED 695,828 and offer considerably more room: layouts span from 751 to 944 sq ft. Two-bedroom units sit at the top at AED 1,080,828, with floor areas between 1,200 and 1,268 sq ft.
The jump from studio to one-bed represents roughly AED 267,000 more for approximately double the floor space. That is a meaningful step. The gap from one-bed to two-bed adds a further AED 385,000 and considerably more floor space in the larger layouts. On a per-square-foot basis, the two-bedroom units offer the lowest rate at around AED 901 per sq ft, compared to roughly AED 927 per sq ft for one-bedrooms and AED 1,021 per sq ft for studios. Larger units carry a better rate per square foot in this project.
Each tier suits a different buyer. Studios work for a single occupant or an investor seeking an accessible entry price. One-bedrooms fit couples or a buyer who wants a separate bedroom without moving to the top tier. Two-bedrooms are the family apartment or the buyer who wants the most space the building offers.
District 12, Jumeirah Village Circle
JVC sits between Al Khail Road to the east and Sheikh Zayed Road to the west, in the middle of the New Dubai corridor. District 12 is a residential area within the larger community: mid-rise apartment buildings alongside villa clusters, with access to JVC's internal ring road.
The road access is practical. Al Khail Road connects to Dubai Marina and JBR in roughly 15 to 20 minutes off-peak. Downtown and Business Bay are around 20 to 25 minutes. The airport is 30 minutes or more depending on route and traffic. JVC suits buyers whose daily anchor is in the southern or western zones of the city. Those commuting regularly to the older parts of the city will find the distances longer.
What Five Amenities Look Like Here
| Category | Amenities |
|---|---|
| Fitness | Health Club, Gymnasium |
| Leisure | Shared Pool |
| Dining | Restaurants |
| Family | Children's Play Area |
Restaurants stand out in the amenity list. On-site dining is a different category from the fitness and leisure items around it. The fitness provision divides into a health club and a separate gymnasium, pointing to dedicated space for each function rather than one combined room. The amenity set as a whole suits a resident who wants to handle routine needs without leaving the building. The shared pool and children's area also make the project viable for families.
Construction and Handover
Construction started in April 2024, with an expected completion of December 2024. That date has passed. The Sloane has most likely already reached handover.
Getting In for 20%
| Phase | Percentage |
|---|---|
| Down payment | 20% |
| During construction | 30% |
| At handover | 50% |
The 20% down payment on the studio entry comes to roughly AED 86,000 upfront. A further 30% was due during construction, with the remaining 50% falling at handover as a single payment. There are no post-handover instalments. Buyers entering now are most likely dealing with a completed unit rather than an off-plan schedule.
