The spread here is large by design. AED 3,900,000 is the entry point, buying a two-bedroom at 2,405 sq ft. At the top, the five-bedroom Sky Terrace at 4,827 sq ft starts at AED 17,231,500. Three-bedroom units begin at AED 5,877,200. Four-bedrooms start at AED 9,407,700.
These are genuinely different products within the same building. Floor plates are generous at every level, but the Sky Terrace sits in a separate category. It is nearly four-and-a-half times the entry price and more than double the area. Buyers at the lower end are purchasing a large waterfront apartment. Buyers at the top are acquiring something closer to a penthouse.

Al Marjan Island sits off the Ras Al Khaimah coastline, roughly 45 minutes north of Dubai on the E11. Three-bedrooms at 2,195 sq ft and four-bedrooms at 2,653 sq ft address families intending to live on the island full time. The five-bedroom Sky Terrace at 4,827 sq ft is a high-end purchase, with pricing to match.

The remaining balance splits across construction instalments and a 40% lump sum at handover in December 2028. There is no post-handover payment structure, so that final 40% needs to be available in full at delivery.
On the entry unit, the handover payment comes to AED 1,560,000. At the Sky Terrace level, 40% of AED 17.2M is a different conversation entirely. The payment structure is straightforward, but the handover payment is material at every price point.
