Yas Point: A Residential Address on Abu Dhabi's Entertainment Island
The Developer and the Project
Yas Point is a residential development by Aldar Properties PJSC, the master developer of Yas Island and one of Abu Dhabi's largest listed real estate companies. Aldar has developed the majority of the island's residential, leisure, and commercial infrastructure, which means the neighbourhood around Yas Point reflects a coherent long-term development plan rather than an ad hoc mix of unrelated projects.
Living on Yas Island
Yas Island connects to the Abu Dhabi mainland via road bridges. The clearest practical advantage for residents is the airport. Abu Dhabi International Airport is roughly ten minutes by car — a proximity that rarely accompanies residential addresses elsewhere in the UAE. For people who travel frequently or work in roles requiring regular international trips, this matters.
The island's leisure and retail footprint is extensive. Yas Marina Circuit hosts the Formula 1 Abu Dhabi Grand Prix. Yas Mall, Ferrari World, Warner Bros. World, Yas Waterworld, and Yas Links golf course are all within the island's boundaries. Yas Bay, the island's waterfront district, adds hotels, restaurants, and event venues. A resident can cover most leisure and dining needs without leaving the island.
That same density of attractions generates elevated visitor traffic during major events. The F1 race in November and school holiday periods bring substantial visitor numbers to the island. Roads on the island tighten during these periods.
The island is car-dependent. Most journeys, within the island and to the mainland, require driving. Public transport options exist but are limited compared to central Abu Dhabi.
Abu Dhabi's central business and government district is roughly 30 kilometres west, about 25 to 30 minutes by car outside peak hours. Dubai's main corridors are approximately 90 kilometres via the E11 highway, typically 50 to 60 minutes in light traffic. Yas Island is a practical base for someone with regular commitments in both cities.
What the Amenities Cover
| Category | Amenities |
|---|---|
| Wellness | Indoor Swimming Pool, Gymnasium |
| Outdoor Spaces | Landscaped Gardens |
| Family | Children's Play Area |
| Dining | Restaurants |
| Security | CCTV Security |
The indoor pool is the most relevant detail here for Abu Dhabi residents. Summer temperatures regularly exceed 40°C between June and September, making outdoor pools largely unusable for months at a time. An indoor pool means year-round access. The gymnasium serves the same purpose for daily exercise.
On-site restaurants reduce the need to drive for meals, which is a practical convenience in a car-dependent location. The children's play area and landscaped gardens signal a resident profile that includes families. The CCTV security provides standard monitored access.
Across six amenities, the project covers wellness, outdoor relaxation, family facilities, on-site dining, and building security.
