The case against: Dubai's major retail, dining, and entertainment hubs are a 25 to 35 minute drive away. If daily urban access matters to your household, that is worth factoring in honestly. The area is improving, but it is not yet a self-contained urban district.

The project offers villas only. No apartments, no townhouses as a separate category. That already tells you something about the target buyer: this is for owner-occupiers who want private outdoor space, or investors targeting the family rental market.
