The Beach Collection Villas: Nakheel's New Palm Island Entry at AED 18 Million
Nakheel has launched The Beach Collection Villas on Palm Jebel Ali, the developer's larger palm island off Dubai's southwestern coast. The project is villa-only. Eight named layout types span 5 and 6-bedroom configurations, with footprints from 7,316 sq ft to 8,434 sq ft. Construction started in December 2025. Handover is set for December 2028.
Palm Jebel Ali: Further Southwest, Earlier Stage
Palm Jebel Ali extends off Dubai's southwestern coast, positioned beyond Palm Jumeirah heading away from the city center. Access is via the Sheikh Zayed Road interchange at the far southwestern edge of the city. Dubai Marina is roughly 20 minutes by car. Downtown Dubai and DIFC are around 40 to 50 minutes.
The island is at an earlier stage of development than Palm Jumeirah. The surrounding infrastructure is less built out, and the environment is quieter and lower in density. For a buyer whose priority is the island setting and beach proximity, the address delivers on those terms. For a buyer who needs immediate access to retail, dining, and the city's core commercial districts, the commute times noted above reflect the trade-off.
AED 18 Million Across Eight Layouts
The listed price is AED 18,000,000. Both the minimum and maximum sit at the same figure. This is a single-tier development: no entry-level layouts at a lower price, no premium units at the top of the range.
The eight villa types offer a genuine range of sizes and configurations.
5-bedroom layouts:
| Layout | Size |
|---|---|
| Azure Blue | 8,434 sq ft |
| Provence | 8,321 sq ft |
| Mediterranean | 8,165 sq ft |
| Indigo Ocean | 7,882 sq ft |
6-bedroom layouts:
| Layout | Size |
|---|---|
| Acquamarina | 7,875 sq ft |
| Tropical Mist | 7,798 sq ft |
| Sapphire | 7,727 sq ft |
| Blue Horizon | 7,316 sq ft |
The 5-bedroom types are the larger units by footprint, running from 7,882 to 8,434 sq ft. The 6-bedroom layouts are more compact, from 7,316 to 7,875 sq ft. At a uniform price, the 5-bedroom configurations deliver more total space. Buyers who need six bedrooms accept a smaller footprint at the same ticket price.
What the Amenities Say About the Project
| Category | Features |
|---|---|
| Outdoor | Private Garden |
| Leisure | Leisure Lounge, Shared Pool |
| Practical | Garage, Maids Room |
Each villa comes with a private garden and a garage. The communal additions are a shared pool and leisure lounge.
The amenity set reflects the product type: large villas on an island, aimed at families. Private outdoor space leads the list. The maids room is consistent with the buyer profile: households with live-in domestic staff. The leisure lounge and shared pool extend the social space without adding resort-scale programming.
Building Toward December 2028
Construction began in December 2025, the same month booking opened. Expected completion is December 2028, three years from groundbreak.
Buyers entering now come in at the beginning of the build cycle. Approximately 30 months remain before the December 2028 handover. The project has just broken ground.
Getting In at 20%
| Stage | Percentage |
|---|---|
| Down payment | 20% |
| During construction | 60% |
| Handover | 20% |
The down payment is 20%. At AED 18,000,000, that is AED 3,600,000 upfront at contract signing.
The construction phase carries 60% of the total, paid in instalments through the three-year build. That is AED 10,800,000 distributed progressively from 2026 through to mid-to-late 2028. The final 20% (AED 3,600,000) is due at handover in December 2028.
The structure concentrates 80% of the financial commitment before keys are delivered. The construction draw represents the largest sustained cash outflow in the purchase, spread across approximately two to three years of instalments.
